This mixed-use apartment tower is in a highly desirable location in downtown Sarasota, Florida. The site encompasses just over one acre at the intersection of 2nd Street and Central Avenue, which will be home to a Class A mixed-use apartment tower consisting of 180 residential units and approximately 15,000 square feet of retail. The development site is directly across the street from the downtown Whole Foods and is conveniently located within walking distance of Sarasota’s burgeoning arts district, central business district, restaurants and nightlife, and the Sarasota Marina. This project will be unique to the area by offering high-quality, amenity-rich rental living in a condominium-dominant market. The structure is a concrete frame consisting of concrete columns and shearwalls, and post-tensioned flat plate floors, including an amenity deck with an elevated pool and sundeck. Parking is provided on the lower three floors, with accessible ramps. The exterior walls are comprised of masonry infill walls, light gauge infill walls, and infill steel posts. There is an underground stormwater retention vault within the building footprint. The structure has offset pilecaps to accommodate the tight footprint within the property line.
